your house for rent when the Tenant gives the 60 day notice required so that the probability of vacancy
is decreased.
All rentals placed in MLS (Multiple Listing Service) that can be viewed via IDX portals that allow rental agencies throughout Florida to show rental housing on their websites that also show houses for rent in areas surrounding Tampa Bay. Ask a competing agency if they place their houses for rent on the IDX system so that other Rental Managers can see them throughout Florida along with potential Tenants seeking rental housing. This is important and many rental agents don't even know that this is important.

TENANT SCREENING
We provide thorough screening services that ensure that you are obtaining the best Tenant possible.
This is done by first pre-screening the prospect prior to showing the rental property. After showing we
obtain a detailed application so that we can do a credit check, credit score, verify rental references,
do a criminal background check, and verify employment. Then we utilize our extensive experience to
determine if this is the right candidate and recommend approval or denial to rent the home, townhome or condo. PLEASE NOTE: It is the
policy of Sun Cove Realty, Inc. not to discriminate on the basis of race, creed, color, national

Therefore we strive to always be proactive in the management process. We expect the Tenants to
take care of the property and pay the rent timely which sets the stage for a great rental term.
By doing a written walk-thru and photographs we demonstrate to the Tenant that we care about this
property and intend to protect the interests of the Owner. Requiring a longer notice is necessary
in order to properly market for the next rental term and avoid possible vacancy. We're sure you'll

Tenant responsible for all repairs $100 or less. Don't you hate to be nickel and dimed?

We MANAGE your property. Don't hire us to manage the rental property if you want to be notified of each and every repair before it happens. We perform the service and send you a monthly statement and have the invoices available. Quality Property Managers are not able to consult the owner for each and every repair. A rental home repair warranty can avoid expenses but make sure you choose one that HAS NO DEDUCTIBLE as that can be a serious nightmare as usually the Tenant won't pay the fee and they want it at the door before performing service.
